Meridian Commerce Park is a 120-acre logistics master plan in the heart of the Boise MSA. The property is exceptionally well located at I-84 and Black Cat Road, on the west end of Meridian. The project is almost directly in the center of the treasure valley providing easy access to the entire Boise metropolitan area. The highway 16 extension is located approximately ¾ of a mile west of the site, and when complete (~2025), will provide easy access north to US-20/26, and connection to the towns of Eagle, Star, and Middleton. The city of Meridian boasts strong incomes, home prices, and an exceptionally tight industrial market (<2% vacancy consistently over the past 5 years). The project will provide much-needed industrial space to support and complement the commercial and residential uses in Meridian, as well as help meet the growing demand from new and expanding businesses in the greater Treasure Valley region. This transaction is a joint venture between AT Industrial and Sawtooth Development, which commences with a build to suit for St. Lukes that will start construction in the second quarter of 2023.
