K Buildings – Meridian Commerce Park.

The K Buildings project at Meridian Commerce Park (MCP) is a multi-building development featuring four 23,124-square-foot small bay industrial buildings in Meridian, Idaho. These buildings front Black Cat Road at the entrance to the master plan. Unlike our conventional industrial product, this “Small Bay” product offers smaller tenant spaces, catering to a different pool of tenants. We are constructing “Class A” buildings using steel frame construction, incorporating a higher percentage of tenant improvements and, as a result, incurring a higher construction cost per square foot which is offset by the elevated rents achieved on this product type. Vertical construction of the project commenced in mid-August 2024 and was recently completed in June 2025 and is now available to lease. This transaction is a joint venture between AT Industrial and Sawtooth Development.
